How this works
1Zuwu introduces youYou read about Link2 here, in your language, alongside the share houses you're comparing it with.
2You enquire on their siteThe button takes you to Link2's availability check. Their reply, the deposit and the Occupancy Agreement happen with them.
3You never pay Zuwu to applyYour deposit, prepaid rent and weekly rent go to Link2. Zuwu never takes a booking, a deposit, a booking fee or rent. If anyone asks you to pay Zuwu for a room, it's a scam: report it to us.
Zuwu lists Link2 Student Living for free: no commission, no booking fee and no referral fee per student. Zuwu is not one of their booking agents and does not act for them. If that ever changes, we will say so here. Your rent is the same either way — and where another site quotes a different weekly rate, the rate to go by is Link2's own.
Where it appears in search
A student searching rooms around UTS and Central sees one clearly labelled managed option among the share-house results. Sample cards; the two share-house rooms are illustrative.
The part most students have never had explained in their own language.
Deposit, prepaid rent, and no bond
No bond: 4 weeks' rent is paid in advance and credited to the final 4 weeks of your stay, so there is no bond refund at the end.
To confirm a booking you generally pay the $250 booking fee (unchanged for 2027) plus six weeks' rent: a two-week deposit, credited to your first two weeks, and four weeks in advance.
A booking shorter than six weeks is paid in full up front (their 2026 terms sheet).
The deposit is non-refundable.
Neither their website nor their 2026 terms sheet asks for a bond, but a school that places students with Link2 says on its own page that a credit-card imprint of up to four weeks' rent is taken at move-in against damage; ask whether that still applies.
After arrival, rent is taken weekly in advance by direct debit, usually on a Friday, from an Australian bank account or a credit card, set up at your orientation meeting; the first weekly payment falls due after the two weeks the deposit covered.
Minimum stay, short stays, and leaving early
Minimum booking 14 days. Most students book at least four weeks, their FAQ says, to avoid the short-stay surcharge: a one-off $100 for bookings under 28 days on their 2026 terms sheet.
Extensions depend on availability, and the waitlist favours current residents, so book your whole stay at once, as they recommend.
Leaving early: four weeks' written notice and an early departure fee of two weeks' rent (their 2026 terms sheet, confirmed by Link2 by email on 2 November 2026).
Bookings cannot be transferred to another person.
Cancelling: the deposit and the booking fee are lost whenever you cancel; of the four prepaid weeks you get all four back more than 28 days before arrival, three at 15 to 28 days, two within 14 days (the 2026 sheet).
Before you arrive Link2 may move you to another room of the same type; your exact room and bed come in a welcome email a week before; changing rooms after arrival costs $100 (their 2026 terms sheet).
The full terms come with the reply to your availability check, so read them before you pay; if you go ahead, they hold a temporary booking for 48 hours and send a confirmation invoice and the Occupancy Agreement, which sets out the house rules.
Who can stay, and the house rules
Students only: enrolled, or on an internship related to your studies, in their words; 18 or over, with proof of enrolment (their 2026 terms sheet).
Twin rooms are shared with one other student of the same gender, assigned by Link2 unless you ask to be placed with a friend.
A strict no-visitor policy, quiet hours after 10 pm, no smoking or vaping inside (there are outdoor smoking areas), no furniture of your own, and clean up straight after cooking. No curfew.
You keep your own bedroom clean and wash your own bedding; the shared areas are cleaned by professionals every day.
Self check-in from 11 am on your start date, so a late-night arrival is fine. Check-out by 9 am on your last day, with the room, your cupboard and your fridge shelf cleared by 7 am (their 2026 terms sheet).
A personal orientation meeting, generally within 24 hours, sets up the rent payments and explains the house and the neighbourhood.
Rates are per person per week. The 2027 rates, the $250 booking fee, and the deposit and bond wording are as Link2 gave them to Zuwu by email on 29 October 2026; the 2026 rates and room types as shown on link2.com.au on 21 October 2026, with the booking and house-rule terms from their FAQ read the same day, and the surcharge, cancellation, early-departure, age and check-out figures from Link2's 2026 terms and conditions sheet in the edition UTS College publishes (April 2026); Link2 confirmed the early-departure fee by email on 2 November 2026. Walking distances are measured by Zuwu from each house's pin on Link2's own map; their own figures are given beside them. Link2 publishes no room counts and no availability. Confirm with Link2 before booking.
